LAKESHORE - Lovely landscaped yards and grand entrances to Incline's premiere residences. Many new custom homes boast "Tahoe Style" architecture with Craftsman detail and stone work. A paved path runs the entire length of Lakeshore Drive, ideal for walking, running and biking. This level neighborhood is a favorite for joggers and walkers. Some notable residents include David Duffield, founder of PeopleSoft, Steve Winn, Las Vegas Casino mogul and Anika Sorenson, professional golfer. The median home price in 2006 was $2.95 million, the most expensive in Incline Village. The elevation is approximately 6,225' with relatively little snowfall.

MILL CREEK - Low elevation neighborhood of single family homes to the east of Incline Beach, within walking distance. Many new and rebuilt homes sit side by side with older "fixer-uppers" with a high percentage of year-round residents. Homes along Deborah Ln, Vivian and Pine Cone Circle have shared access to a homeowners beach and pier along the lake front, as many of these homes do not have privileges at Incline Beach. You can walk to the Hyatt, the Lone Eagle Grill on the Lake, and Country Club Mall- a collection of shops and restaurants- from Mill Creek. This neighborhood is also level and great for kids. The median home price in 2006 was $980,000 and the elevation is approximately 6,225' with relatively little snowfall.

EASTERN SLOPE - Mainly single family custom homes in a prestigious area known for its panoramic lake views and sunny, southwest exposure. Homes at the upper end of Fairview Boulevard are built on steep terrain (with big views), and lower elevation homes offer more level land. This area is in close proximity to Diamond Peak Ski Area, The Championship Golf Course, and the Big Water Grille boasts big views and a gourmet menu. This area receives heavy snowfall in the upper elevations and moderate snowfall in the lower areas. The median home price in 2006 was $1,225,000 and elevation ranges from about 6,500' to 7,000'.

GOLF COURSES - The Championship and Mountain Courses feature single-family custom homes and several condo complexes. These are close to the Village and typically feature level lots facing greenbelt areas and low elevation. Many of the homes are built on cul-de-sacs surrounded by the golf courses and providing open space and views. This area receives moderate to heavy snowfall with an elevation range from 6,400' to 7,000'. The median home price in 2006 was $899 for the Championship Golf Course area and $1,229,000 for the Mountain Golf Course area.

APOLLO - Easy access to Mount Rose Highway and Reno make this upper elevation neighborhood attractive. Many homes feature lake views, some on steeper slopes with adjacent forest land and mountain trails from your back door. There is a trailhead from Lunar Court up along a large ravine along Third Creek where remnants or a recent avalanche are visible in the downed trees. This area gets heavy snowfall. The median home price in 2006 was $830,000 and elevation is approximately 7,300'.

THE WOODS - This centrally located neighborhood has mostly single family homes and woodlands, near Raley's Shopping Center and churches, backing to the high school and to Preston Field. Most lots are level, some creekside, and a range of old and new homes. Elevation is approximately 6,600' in this gently sloping area. The median home price in 2006 was $750,000.

LAKEVIEW - Single family homes in this quiet, low elevation neighborhood are close to Village Market, the post office, and Burnt Cedar Beach with seasonal outdoor pool. Most lots are close to 1/2 acre and a mix of old and new custom homes, many are vacation homes. This neighborhood is on the "quiet" end of Lakeshore, and one of the most desirable neighborhoods as it is adjacent to the lake. Median home price in 2006 was $1,850,000. Elevation is approximately 6,300' with relatively little snowfall.

PONDEROSA - This lower elevation neighborhood is adjacent to Lakeview Subdivision, just across Highway 28. There are mainly single-family residences, some with excellent lake views across the road and a high percentage of year around residents. Many new homes are being built in this neighborhood, taking advantage of the views and quiet outskirts of the Village. There is a trailhead at First Creek with lovely hiking trails. The median home price in 2006 was $869,000 and average elevation is 6,500 with moderate snowfall along moderately sloping terrain.

LOWER TYNER & UPPER TYNER - Variable elevation ranging from 6,600' to 7,800' in this steeply sloping area. Lower Tyner is accessible above Ponderosa, while Upper Tyner follows a long, winding road above Jennifer to the highest elevations. Moderate to heavy snowfall in the upper elevations is common here, and it can take 10 minutes to reach the top of Upper Tyner. These areas feature some panoramic lake views, wide range of single-family residences and access to mountain trails. New homes are being built with lake views along steep slopes. The median home price in 2006 was $912,000.

CENTRAL - This neighborhood comprises the area in the Northwood-Southwood loop, surrounding Tahoe Boulevard (Highway 28). Housing is mainly apartments, condominiums, townhouses, commercial and retail areas, some single family residences adjacent to Hyatt Hotel/Casino, restaurants, schools, churches, library, post office, recreation center, tennis complex, golf courses, visitors center, hospital. Many residents enjoy the proximity to amenities within walking distance. Elevation averages 6,450' with relatively light to moderate snowfall. The average price of a single family home in 2006 was $500,000.

JENNIFER - A wide range of single-family residences at scenic higher elevation above Mount Rose Highway characterizes this neighborhood, many with lake views. Surrounded by forested area, there are several trailheads- Center Creek off of Barbara and Third Creek at the upper end of Jennifer Street. Elevations range from about 7,000' to 7,400' along primarily east facing slopes (the sun sets a little earlier here), and snowfall is heavy. The median home price in 2006 was $1,079,000.

SKI WAY - Adjacent to the Eastern Slope, this ski resort area on the mountainside is a popular vacation rental area. The area features many condominiums, Swiss/Tyrolian PUD's or freestanding homes with panoramic lake views at the upper end of the road. Ponderosa Ranch was recently purchased by David Duffield, and the area is surrounded by forest and trails. Average elevation here ranges from 6,600' to 7,200' with moderate snowfall.
